Surveyor met client at the property

As our children are getting older we needed to look for a larger property and in an area where the schools were good. We found a new build which ticked all the right boxes and assumed as it was only six years old it would not have many problems but thought arranging a survey on the property would be the sensible thing to do.

The GEM Surveyor met my wife at the property and the house survey report was completed in just 3 days. The Building Surveyor inspected the property from the top to the bottom (roof/chimney to ground floor/garden) and did not miss any detail out.

For example:  The extractor fans did not work and after reading the report we contacted the owner who called an electrician out to investigate and repair, this would never have been noted by an estate agent.

My wife and I were pleased to see a house for sale in our town, which I have lived in my whole childhood. I am in the building trade but after visiting the property and having a few concerns myself with dampness in the walls, I called GEM Surveyors and booked a survey.

The house survey was easy to arrange and a very smooth process.

The helpful and friendly lady when calling GEM Surveyors sent me an example survey straight away and a very reasonable quote.

I was allowed to met the Surveyor at the property on the day, which really helped as not only did the Surveyor explain the damp problems in more detail but he also highlighted all the cracks within the property which I hadn’t seen. These were also photographed and included in the house survey with solutions on how to repair or replace and how much it may cost.

I called GEM Surveyors on behalf of my son as him as his partner work full time. They live in a top floor Victorian conversion flat and are having problems with internal damp. They have had a few quotes from roofing companies, which varied from several thousand pounds to make some changes to tens of thousands of pounds for having the whole roof replaced! They have also had some repointing work done by workmen who turned out to be cowboys and probably made the situation worse!

We were very near to completing on this property. Our estate agent had nearly talked us into not having an independent survey but we felt we needed a professional eye and are so pleased now we did!
